Residential Housing: Still a Smart Investment?

What was once taken for granted is now becoming a privilege. Despite market fluctuations, property prices in Prague continue to rise, and demand for quality housing remains high among both residents and investors. Prague maintains its reputation as a popular metropolis with limited land for development and ongoing urbanisation, which contributes to long-term growth in property values.

Over the past 10 years, Prague’s residential real estate has appreciated by an average of around 10% per year. Given these trends, we continue to see interesting investment potential in this area.

Erste Private Banking is therefore expanding its range of investment opportunities with a new qualified investor fund in cooperation with REICO Erste Asset Management. The fund will focus on the rental housing market in the attractive Barrandov area of Prague. The first project will consist of two connected apartment buildings with 207 apartments. Construction is scheduled to begin at the end of 2025. According to REICO’s estimates, the fund could offer investors an annual target return of between 6% and 9% (excluding the entry fee).

When considering this investment opportunity, investors should take into account the associated market risks, the limited availability of invested funds and the structure of exit fees, which could be substantial before the recommended investment period ends.

Discover New Investment Opportunities with the Rockaway Alpha Fund

Investing in private equity is an increasingly popular way to diversify a long-term portfolio. At Erste Private Banking, we believe that alternative investments should be about 10% of every sophisticated investor’s portfolio.

That is why we have expanded our range of qualified investor funds once again – making us the first in the Czech Republic to offer our clients access to the prestigious Rockaway Alpha Fund.

This Rockaway Group fund offers a unique combination: direct access to the world of private equity and partial liquidity thanks to its quarterly semi-liquid structure. Focusing on attractive sectors such as media, e-commerce and technology, it opens up space for other interesting opportunities thanks to its strong investment background.

According to Rockaway, the fund’s target gross return is around 15% p. a. (before deduction of performance fee and excluding the entry fee). The fund aims to grow to €1 billion in size, which would establish it as one of the most significant players in Central Europe. The Rockaway Group is also supporting the fund by maintaining its share of the fund’s capital at a minimum of 20% and continuing to be strongly involved.

When considering this investment opportunity, investors should take into account the associated market risks, the fact that funds will be unavailable for the first two years, and the structure of the exit fees, which could be substantial before the recommended investment period ends.
